Andrew is a third-generation carpenter who has a passion for craftsmanship and believes in quality over quantity. He received an education from Guelph/ Humber college while collecting diplomas in Project Management the Building Envelope. Andrew began apprenticing under both his father and his Opa at a very young age and has never looked back. His love for building doesn’t at work while he takes part in renovating homes in the Halton/Caledon region with his wife Cassidy.

After completing a degree in Marketing at the University of Guelph Robby took a part time job at a construction company with his friend Andrew at High Peaks Custom Homes. Robby quickly developed a love for framing carpentry and never looked back. Over the next five years Robby quickly progressed from a site labourer to a lead carpenter while continuing his education at George Brown College. Robby specializes in building customer relationships and helping to develop the next generation of carpenters.

Contract Types

Northern Craftsman adopts industry-standard contracts endorsed by the Canadian Construction Documents Committee (CCDC), which are well-regarded for their equitable and balanced approach benefiting all parties involved in a construction project. We offer a range of different job contracts that are tailored to the customer’s needs. Simply stating whatever the job is, we have the ability to adjust. 

  • CCDC 2 – Stipulated Price Contract
  • CCDC 3 – Cost Plus Contract
  • CCDC 5A – Construction Management Contract – for Services
  • CCDC 5B – Construction Management Contract – for Services & Construction
  • CCDC 14 – Design-Build Stipulated Price Contract

Stipulated Price Contract (Fixed Price)
  • For projects with a clear scope and specifications
  • When the client seeks guaranteed pricing before starting
  • Anticipation of few adjustments to the project’s scope and specifications

Contract Option: CCDC 2 – Stipulated Price Contract:
Northern Craftsman commits to a pre-agreed fixed price for the project, covering procurement, scheduling, and oversight of materials, labor, subcontractors, tools, and equipment. Progress payments are made to Northern Craftsman based on completion of project milestones or predetermined intervals. Written consent is required for any financial adjustments, documented via Northern Craftsman’s Change Management Procedures.

Cost Plus Contract
  • Suitable for projects lacking a defined scope or specifications
  • For clients needing flexible cost estimations
  • Expectations of modifications to the project’s scope and specifications

Contract Option: CCDC 3 – Cost Plus Contract:
Northern Craftsman provides an estimated budget to the client, encompassing procurement, scheduling, and management of resources necessary for the project. Billing occurs regularly for actual labor and materials, factoring in agreed labor rates and a specific markup for materials and subcontractors.

Construction Management Contract for Services Only
  • When client involvement is required during the planning/design phase
  • If project scheduling doesn’t permit detailed design/engineering for tender
  • The client prefers direct procurement of materials and subcontractors

Contract Option: CCDC 5A – Construction Management Contract – for Services:
As the construction manager, Northern Craftsman offers pre-construction and construction phase guidance, helping the client with scope and budget definition, alongside coordinating with designers to align project expectations with budget and schedule. Northern Craftsman charges a service fee, based on a fixed sum, a percentage of construction costs, or time-based rates, plus direct expenses.

Construction Management Contract for Services & Construction
  • When client input is crucial during early planning/design
  • For projects where detailed design/engineering can’t be completed in time for tender
  • The client opts for Northern Craftsman to handle procurement

Contract Option: CCDC 5B – Construction Management Contract – for Services & Construction:
Northern Craftsman is engaged to manage and execute construction, guiding the client through planning and execution stages, ensuring project alignment with expectations. Responsibilities include the complete procurement and management of resources. Compensation includes service and work fees, determined by fixed amounts, construction cost percentages, or time-based rates.

Design-Build Contract

For clients with a clear end goal but minimal design specifics:

  • When cost certainty is essential before commencement

Contract Option: CCDC 14 – Design-Build Stipulated Price Contract:
Northern Craftsman assembles a comprehensive team under one contract to deliver both design and construction services, ensuring a cohesive workflow from concept to completion. Success hinges on the client’s decisiveness and the commitment of skilled subcontractors to meet objectives. Billing is milestone-based, with any cost adjustments requiring written approval, as per Northern Craftsman’s Change Management Procedures.
